We offer residential and title surveys in Houston and throughout Texas, such as land boundary surveys and property ownership line surveys. Our surveys examine right-of-ways and easements within or in the immediate neighboring lot. We also provide mortgage surveys that ensure your property is free of encroachments onto a neighbor’s property and highlight any encroachments incurred onto your lot.
Acreage & Lot Boundary Surveys
If your property consists of a single lot or thousands of acres, Prime Texas Surveys’ experienced staff and state-of-the-art equipment can handle all of your survey needs accurately and efficiently.
Commercial ALTA/ACSM Title Surveys
An ALTA survey is the most detailed survey that can be done by one of our Houston-based surveyors. The commercial ALTA survey requires the highest level of accuracy and is performed so that a title company can insure the title to land without exceptions. This necessitates that the ALTA surveyor be provided with all of the applicable data which will be relied upon during the preparation of the survey.
Elevation Certificates for Flood Insurance
If any of your property is located in the FEMA Flood Hazard Area, an elevation certificate will specify whether your structure is above or below FEMA’s base Flood Elevation (Flood Zone). Lenders may require flood hazard insurance and a corresponding FEMA flood elevation certificate. Insurance agencies may also request the certificate to determine flood hazard insurance premiums.
Topographical Surveys
A topographical survey shows all of the physical features of an area of land. Contours are shown on this survey, allowing the user to accurately calculate drainage and/or runoff of the site. These surveys are often utilized by managers and engineers as well as architects to plan for areas of future development.
Platting & Replatting Services
Platting services are generally needed when someone is changing the legal description of a tract of land by splitting or dividing the land into a different configuration or when combining existing lots to make a larger lot for the purpose of building development.
Builder & Architect Services
Builders and architects need to fully understand the layout of the ground on which they plan to construct. Our service includes the staking of building corners, staking the location and elevation of planned underground utilities and any type of concrete to be poured such as roads and driveways. These surveys are usually required by architects, engineers, developers, and construction companies. We are land, residential, and commercial planning specialists.
